Your reserve study needs a real elevator number

Florida condominiums three stories and up now live under milestone inspections and structural integrity reserve studies, and reserve funding for major components can no longer be waived. Elevator modernization is one of the largest single line items most coastal buildings will ever fund, often several hundred thousand dollars per building.

Most reserve schedules carry an elevator number that is a guess: a generic useful life, a placeholder cost, no one who has actually looked at the equipment. An independent condition assessment replaces that guess with a documented remaining life and a defensible cost range, so the board funds what the building actually needs. Not more, not less.
