In a senior community, a down elevator is a care event.

For most buildings an elevator outage is an inconvenience. In assisted living, skilled nursing, memory care, or an independent senior community it is a resident care and mobility event with liability attached. Ocean View gives operators an independent expert on the owner's side of every elevator decision.

Why senior living is different

When a car goes down in a senior community, residents who cannot use stairs are stranded on their floors. Meals, medication rounds, therapy appointments, and social programs all reroute around one broken machine. Families notice within hours. Surveyors and licensing agencies notice too, because resident mobility is not an amenity in your buildings, it is part of the care you are licensed to provide.

Yet most senior living operators hold the same maintenance contract a strip mall gets: the contractor's standard agreement, standard response times, standard exclusions, signed years ago and rolled over ever since. The stakes are higher in your buildings than in almost any other, and the paperwork rarely reflects it. Nobody independent has read it against what your residents actually need.

Timing matters as much as terms. Communities change hands, expand, and renew licenses, and each of those moments puts the elevators under someone's magnifying glass. An operator holding a current, independent condition record walks into a sale, a survey, or a refinance with answers already on paper. One holding a stack of contractor tickets does not. The difference costs nothing to establish now and a great deal to reconstruct later.

What we do for senior living operators

01

Condition assessments

A documented, unit by unit read on safety, reliability, and remaining life across your community or portfolio. The numbers feed capital planning, support licensing era diligence, and give ownership a defensible answer when a lender, buyer, or surveyor asks about the elevators.

Contract and invoice oversight

Response time and callback terms matter more in senior living than anywhere else, and they are exactly what standard agreements leave vague. We read your contract in plain language, flag what an outage will actually cost you in hours stranded, and check the invoices against what the contract already covers.

Modernization guidance

Modernizing in an occupied senior community is a phasing problem before it is a technical one. We plan the work so at least one car serves residents at every stage, write the scope, keep the bids comparable, and stand on your side of the table through completion.

Independent means your side only

We sell no parts, hold no maintenance contracts, and never bid on work we scope. No elevator company pays us a commission or a referral fee. The advice answers to the operator and the residents, nobody else.

Start with the paperwork on your desk

The natural first step is the same one condo boards across the coast use: send us your maintenance contract, a recent invoice, or a modernization quote, and a QEI certified consultant replies in writing within five business days at no charge. Our process is built to be simple for a busy administrator, and our free contract checklist will show you in ten minutes what your current agreement says about response times. Most operators are surprised.

Send the paperwork. Get a straight answer.
