Three services. One job: protect the owner.
Everything Ocean View does falls into three lines of work. Each one exists because somewhere in your elevator paperwork there is a number, a clause, or a scope that nobody independent has ever checked.
Condition Assessments
A documented, unit by unit read on safety, reliability, code standing, and remaining life. Real numbers your reserve study and budget can stand on.
About assessments →Contract and Invoice Oversight
Plain language review of maintenance agreements, renewal terms, and surprise invoices. We flag what you are paying for twice and what your contract already covers.
About oversight →Modernization Guidance
Owner side guidance from scope through final inspection. Apples to apples bid comparison, contract review, and quality checks before you release payment.
About modernization →Not sure which one you need
Start with whatever document is on your desk. A renewal notice means contract oversight. A quote for a jack replacement or a controller upgrade means modernization guidance. A reserve study update, a milestone inspection, or a building purchase means a condition assessment. If nothing is on fire, the no charge contract checklist is a good first pass you can do yourself.
The standing offer. Send your maintenance contract, a recent invoice, or a modernization quote to andrew@oceanviewelevator.com. Within five business days you get a written, plain language read on what it says, what it costs you, and what to do about it. No charge. No obligation. No sales pitch, because we have nothing to sell you.
Send the document and we will tell you which service fits, or tell you plainly that you do not need one.
