One email. Five business days. A straight answer.
No discovery calls, no proposals, no pressure. The process starts with a document and ends with you knowing where your building stands.
-
Send a document
Email your maintenance contract, a recent invoice, or a modernization quote to andrew@oceanviewelevator.com, or use the contact form. A phone photo or scan is fine. If you are not sure which document matters, send what you have and we will sort it.
-
We read it the way the other side wrote it
A QEI certified consultant with 15 plus years in the industry goes through the document line by line: terms, exclusions, escalations, pricing, and scope, checked against how these agreements and proposals are actually constructed.
-
You get a written review within five business days
Plain language, in writing, and yours to keep. What the document says, what it costs you, what looks off, and what we would do about it. You can hand it to your board, your manager, or your attorney as it is.
-
You decide what happens next
Many reviews end there, and that is a fine outcome. If the findings justify deeper work such as a condition assessment, renewal support, or modernization oversight, we will quote a flat fee in advance. There is no follow up campaign and no pitch. The review stands on its own.
Why no charge. The first review costs you nothing because it is the fastest honest way to demonstrate what independent advice looks like. About half of what we review comes back with findings worth real money. The other half comes back clean, and telling you that your contract is fine is part of the job too.
What people send us most
| Document | What the review typically surfaces |
|---|---|
| Maintenance agreement or renewal notice | Auto renewal windows, escalation mechanics, exclusions, callback terms, negotiating room |
| Repair invoice | Charges the contract already covers, overtime billing, repeat charges under different names |
| Modernization proposal or quote | Scope padding, proprietary equipment lock in, missing items that surface later as extras |
| Inspection report or violation notice | What is urgent, what is minor, and what the contractor's quoted fix should cost |
