It is also the county where building safety moved to the center of every board's agenda. Almost all of that equipment is advised by companies that profit from the repairs they recommend. High rise elevator stock at national scale
Miami-Dade's condominium towers were built across every era of the last half century, and a large share now run controllers and machines that are original or one modernization removed. Since the 2021 Surfside collapse, Florida's milestone structural inspections and structural integrity reserve studies have made building systems, elevators included, a documented and funded obligation rather than a deferred one, and reserve funding for major components can no longer be waived. Boards across the county are approving elevator spending at levels they have never faced, usually on the word of the contractor who would perform the work. On a tower with six, eight, or more elevators, the difference between a contractor written modernization scope and an independent owner side scope routinely runs into seven figures.
Scale also multiplies invoice noise. Large towers and management portfolios generate constant callback and billing activity, and almost none of it is audited against the contract by anyone technical. The proprietary controller question is sharpest here too: accept the wrong platform in a modernization and the building is tied to a single company's maintenance pricing for the life of the equipment.
The independent read matters most exactly where the buildings are tallest, the stakes are highest, and the sales pressure is heaviest.
